The Role
OpenTrain is seeking a Real Estate AI Evaluation Expert to help ground large language models in real-estate investment, property management, and renovation project logic. You will evaluate and refine AI-generated tools, establish professional quality benchmarks, and ensure outputs reflect sound property analysis, financial modeling, renovation planning, and design practices.
This contractor engagement is expected to require 40 hours per week, with eight hours of overlap with Pacific Standard Time. A part-time engagement may be acceptable, and the structured engagement requirement is 20 or more hours per week. Weekend on-call availability is required. The engagement may last up to 10 weeks.

What You’ll Do
You will translate practical real-estate investment and renovation knowledge into precise evaluation criteria, spreadsheet logic, structured workflows, and validation systems. The work combines domain review, analytical judgment, and quality assurance for AI-generated content and tools.
Define discovery parameters for property specifications, purchase price, financing terms, and renovation scope.
Establish financial guardrails covering NOI bounds, vacancy caps, maintenance reserves, and capital expenditure allocations.
Validate rent rolls, contractor bids, financing schedules, and other context files used in AI workflows.
Verify cash-flow, NOI, and cap-rate formulas, renovation budget rollups, and validation lists.
Review and approve AI-generated outputs against professional real-estate and project management standards.
Help co-design structured workflows and translate domain expertise into deterministic spreadsheet formulas and validation logic.
Requirements
This role requires substantial hands-on experience in real-estate investment or analysis, property management, or interior and renovation project management. You should be comfortable assessing financial assumptions, reviewing project documentation, and converting professional rules into precise formulas and validation structures.
At least five years of experience in real-estate investment or analysis, property management, or interior and renovation project management.
Expertise with rental cash-flow modeling, net operating income, cap rates, contractor tracking, renovation budgeting, and financing structures.
Ability to translate property investment rules and budgeting frameworks into precise spreadsheet formulas and validation structures.
Strong analytical judgment when separating NOI before debt service, maintenance reserves, capital expenditures, and vacancy allowances.
Clear, concise professional writing.
Bachelor’s degree or equivalent practical experience.
Reliable desktop or laptop and stable, high-speed internet connection.
Helpful Background
Experience with AI evaluation, data annotation, content review, quality assurance, or a related analytical role is helpful. Familiarity with real-estate analyzers, home project tools, rent rolls, contractor documentation, and financing schedules will support the work.
